The Bank of Thailand (BoT) doesn’t see any cause for concern at present, noting financial institutions have requisite capital to cover loan crises. The BoT is also watching the markets & planning in the lead-up to the April 1 measures reducing certain loan to values (LTV) in order to give more preference to true home owners rather than investors searching for increased yield. Additional potential risks being monitored include concerns about property sector oversupply if Chinese investment were to wane, US and global interest rates, and Britain’s possible upcoming Brexit move.
Next up is a Bangkok Post look at the condo projects and market in Cha-am, Hua Hin. Following a few years of relative stagnation, Cha-am and Hua Hin displayed better growth in 2018, with more than 1,000 units added in the first three quarters of the year. Recent units built tend to favor location over seaview and functionality over pure lifestyle; buyers in the area remain heavily Thai and in search of vacation homes or rental investment returns. Notably this piece also brings up BoT’s April 1 loan requirements as something to keep an eye out for in the local markets.
